30 Years at Edgewater Mall: A Legacy of Partnership and Resilience

BILOXI, MS | October 9, 2026 – After 30 years of partnership, Jim Wilson & Associates (JWA) is closing a significant chapter in its history with Edgewater Mall in Biloxi, Mississippi.

With the recent sale of Edgewater Mall to new ownership, JWA’s role as property manager will come to an end. While we look forward to seeing what the future holds for the property, we also take a moment to reflect on an incredible 30-year journey.

JWA began managing Edgewater Mall in 1999 after directing the renovation and expansion in the mid-1990s. What began as a property management assignment grew into a relationship that spanned nearly three decades, multiple renovations and expansions, changing retail environments and one of the most devastating natural disasters in the history of the Gulf Coast.

Through Change and Growth

Over the years, JWA worked alongside ownership, tenants, retailers, contractors and community partners to help Edgewater Mall evolve with the changing needs of the Gulf Coast.

The property experienced significant renovations and expansions during JWA’s tenure, continually adapting to changing consumer preferences while maintaining its place as an important retail destination for Biloxi and the surrounding communities.

But perhaps no chapter was more defining than Hurricane Katrina.

Rebuilding After Hurricane Katrina

When Hurricane Katrina struck the Mississippi Gulf Coast in August 2005, Edgewater Mall sustained significant damage, as did communities throughout the region.

For JWA, the days and months that followed were unlike anything the company had experienced. The focus shifted from managing a shopping center to helping rebuild one.

JWA’s team worked through the challenges of assessing damage, coordinating repairs, working with tenants and contractors, and helping bring Edgewater Mall back to life. The rebuilding process required patience, perseverance and an unwavering commitment to getting the job done.

Eventually, the doors reopened.

And Edgewater Mall once again became what it had always been, a place where people came together to shop, work, eat, gather and create memories.

More Than a Property

Over 30 years, Edgewater Mall became more than a property that JWA managed. It became part of the JWA family.

Employees spent countless hours at the mall. Relationships were built with retailers, tenants, vendors and members of the Biloxi community. Challenges were tackled together, milestones were celebrated and friendships were formed.

A special part of that history is Terry Powell, who dedicated many years of service to JWA as the Property Manager at Edgewater Mall. Terry was a familiar and trusted presence at the property, helping lead the day-to-day operations while building strong relationships with tenants, retailers, vendors and the surrounding community.

His leadership and commitment were especially important during some of Edgewater Mall’s most challenging and transformative years, including the aftermath and rebuilding following Hurricane Katrina. Terry’s dedication to the property and the people who worked there was an important part of JWA’s success at Edgewater Mall.

“Edgewater Mall has been a very special part of JWA’s history,” said Will Wilson, President of Jim Wilson & Associates. “Thirty years is a long time, and we are incredibly proud of what our team accomplished during that time. We were fortunate to be there through renovations and expansions, but most importantly, we were there when the community needed us most after Hurricane Katrina”.

Wilson added, “Terry Powell played a tremendous role in that history. His years of service and commitment to Edgewater Mall are a reflection of the kind of people who have made JWA successful. We are grateful for everything Terry gave to the property and to JWA.”

Looking Back with Gratitude

As JWA turns the page on its 30-year relationship with Edgewater Mall, the company does so with gratitude for the people, partnerships and experiences that made the journey so meaningful.

“We have always believed that our business is about more than buildings and real estate,” Wilson said. “It is about people, relationships and creating value. Edgewater Mall gave us the opportunity to do that for 30 years, and we are thankful for every part of the journey.”

JWA congratulates the new ownership of Edgewater Mall and wishes them tremendous success as they begin the next chapter of the property’s history.
