First High-Bay Facility Now Complete at Redstone Gateway Development

HUNTSVILLE, AL | July 29, 2025 – The 470-acre Redstone Gateway development along Rideout Road near Redstone Arsenal’s Gate 9 continues to grow with the completion of 9700 Advanced Gateway, a 50,000-square-foot high-bay facility.

The facility’s general contractor, Birmingham-based construction firm Robins & Morton, and the development’s managing partner, COPT Defense Properties, made the announcement Tuesday, July 29, touting the facility as the first of its kind for the mixed-use, Class A office park and the closest available to the arsenal.

COPT Defense Properties Vice President of Asset Management & Leasing says the building is 100% leased, and the entire development is close to that mark.

Nola Van Peursem Architects designed the pre-engineered metal building, configuring it with office space in the front and high-bay research and development areas throughout the rest, including capacity for trucks to dock or drive directly into the building.

Redstone Gateway is a joint venture of COPT Defense Properties and Jim Wilson & Associates and opened in 2012. When complete, the office park will include 5.8-million square feet of space with multiple hotel, retail and restaurant amenities amid connective green spaces and landscaping.

Current amenities include TownePlace Suites by Marriott, Fairfield Inn & Suites by Marriott, Beignets & Brew, Ardent Pre-school & Daycare and The Shops at Redstone Gateway, the latter comprising 19,200 square feet of retail space with three restaurants and a conference center.
